Spring in Colorado is the sweet spot for roof inspections. Winter just spent months throwing freeze thaw cycles, ice, snow loads, and wind at your roof. And hail season is right around the corner. The window between snowmelt and the first major hailstorm is the best time to assess where your roof stands and address any issues before they get compounded by summer weather.

You do not need to get on your roof to do a meaningful spring inspection. In fact, we recommend you do not. Most of the important indicators are visible from the ground, from your attic, and from your gutters. Save the roof walking for a professional who has the right equipment and knows where to step without causing damage.

Here is a practical spring inspection checklist for Colorado homeowners.

Ground Level Visual Inspection

Walk the perimeter of your home and look up at the roof from multiple angles. You are looking for several things.

Missing or displaced shingles. Winter wind events and ice can tear shingles loose. Look for gaps in the shingle pattern, shingles that are flipped up or folded over, or bare spots where shingles should be.

Curling or buckling shingles. Shingles that have curled at the edges or buckled in the middle are losing their adhesion and their ability to shed water. Widespread curling is a sign the roof is aging out. Localized curling may indicate a ventilation problem in the attic below that area.

Damaged or displaced flashing. Look at the metal around your chimney, skylights, and any wall intersections. Gaps, lifted edges, or missing pieces mean water has a pathway into your home.

Sagging areas. Your roofline should be straight. Any visible sagging or dipping indicates potential structural issues from prolonged moisture exposure.

Debris accumulation. Branches, pine needles, and other debris that accumulated over winter need to be removed, especially from valleys and flat areas where debris traps moisture against the shingles.

Gutter Inspection

Spring is gutter inspection time. After months of freeze thaw cycling, your gutters have been through a lot.

Check for granule accumulation. Look inside the gutters and at the base of downspouts. Some granule loss is normal, but heavy accumulation (enough to feel gritty when you run your hand along the gutter bottom) indicates your shingles are shedding their protective coating at an accelerated rate.

Check for ice damage. Gutters that held heavy ice loads over the winter may be bent, separated from the fascia, or have damaged hangers. Improperly pitched gutters will not drain correctly and will contribute to problems next winter.

Flush the downspouts. Use a garden hose to verify that water flows freely through all downspouts. Frozen debris that accumulated over winter can create clogs that are not visible from the top.

Verify that extensions are directing water away from the foundation. Spring snowmelt creates significant ground saturation. Downspout extensions should direct water at least 4 to 6 feet from the foundation.

Attic Inspection

A spring attic inspection is one of the most valuable things you can do. On a sunny day, go into your attic and turn off the lights.

Look for daylight. Any points of light coming through the roof deck indicate failed shingles, deteriorated pipe boots, or gaps in the flashing. These are active or imminent leak paths.

Look for water stains. Dark staining on the underside of the roof decking or on the rafters indicates past water intrusion. Fresh staining (still damp) means active intrusion that needs immediate attention.

Check for mold. Mold on attic surfaces, especially near the eaves or around penetrations, indicates moisture has been accumulating. Winter ice dams are a common cause.

Assess insulation condition. Compressed, displaced, or wet insulation has lost its effectiveness. Insulation that was soaked by ice dam water over the winter may not have dried out and could be supporting mold growth.

Check ventilation. Verify that soffit vents are not blocked by insulation. Ensure any mechanical vents are operational. Proper ventilation going into summer prevents excessive attic heat that cooks your shingles from below.

What to Prioritize

If your spring inspection reveals issues, prioritize them based on urgency.

Immediate attention: active leaks, missing shingles over living spaces, failed flashing at chimneys or skylights, sagging decking. Soon: widespread granule loss, curling shingles across large areas, gutter damage affecting drainage, ventilation problems. Monitoring: minor cosmetic issues, localized granule loss, small amounts of debris accumulation.
