Can You Replace a Roof in Winter in Colorado?

Winter roofing considerations in Colorado by Gates Enterprises

The short answer is yes, you can replace a roof in winter in Colorado. We do it regularly. But it comes with important caveats about timing, temperature, materials, and installation practices that every homeowner should understand.

If you are facing a winter roof replacement because of an emergency, an insurance deadline, or a deal on pricing, here is what you need to know.

The Temperature Factor

The primary concern with winter roofing is temperature. Asphalt shingles have a sealant strip that bonds each shingle to the one below it. This sealant is activated by heat, typically from the sun warming the roof surface. In cold weather, the sealant does not activate as quickly, which means shingles may not fully seal for weeks or even months after installation.

Most manufacturers specify a minimum installation temperature of 40 degrees Fahrenheit. Below that temperature, asphalt becomes more brittle and difficult to work with, sealant strips may not activate at all until warmer weather arrives, and the shingles themselves can crack if handled roughly.

Colorado's winter weather creates workable windows for roofing more often than you might think. Our sunny days frequently push temperatures above 40 degrees even in December, January, and February. A south facing roof surface can be 20 to 30 degrees warmer than the ambient air temperature on a sunny day. Experienced contractors monitor weather patterns and schedule work during these favorable windows.

GAF's LayerLock Technology Advantage

One of the advantages of GAF Timberline HDZ shingles (which we install frequently) is the LayerLock technology that mechanically seals each shingle during installation. Unlike traditional thermal sealant that requires sustained heat, LayerLock activates through the installation process itself. This provides an immediate mechanical connection that does not depend on temperature, which is a genuine advantage for winter installations.

Material Handling in Cold Weather

Asphalt shingles stored in cold temperatures become stiff and can crack if bent or dropped. Professional winter installation practices include storing shingle bundles in a heated space or enclosed trailer until just before they are needed, handling shingles carefully to avoid cracking, using a pneumatic nailer with correct pressure settings for cold weather asphalt, and taking extra time per square because cold materials require more care.

These practices are standard for experienced winter roofing crews but are important enough that you should confirm your contractor follows them.

When Winter Replacement Makes Sense

Emergency situations. If your roof has an active leak or has sustained storm damage that cannot wait, winter replacement is necessary regardless of ideal conditions. A damaged roof that is actively leaking will cause more damage to your home over the remaining winter months than a new roof installed in cold weather.

Insurance deadlines. Most insurance policies give you one year from the date of the storm to complete the replacement and claim your recoverable depreciation. If the storm happened in late winter or spring, your deadline may fall during the following winter. Missing that deadline means leaving recoverable depreciation money on the table insurance restoration.

Contractor availability and pricing. Winter is the slow season for roofing contractors. You may find better scheduling flexibility and potentially better pricing during winter months compared to the frantic pace of summer storm season.

When to Wait for Spring

If your roof is functional but aging, and you have no emergency or deadline driving the timeline, spring is the ideal time for replacement. Warmer temperatures ensure proper sealant activation. Longer daylight hours give crews more productive time per day. Material handling is easier and safer. And you can time the project before hail season begins.

Colorado spring typically provides excellent roofing weather from mid March through May, before the summer storm season ramps up in June.

What About Snow on the Roof?

A roofing crew cannot work on a roof covered in snow or ice. The snow needs to be removed before work begins, and the roof surface needs to be dry. After snow removal, a sunny day can dry the decking surprisingly quickly in Colorado's low humidity environment.

Snow removal adds time and cost to the project, which is another factor that makes winter projects more expensive than summer work.

Winter Roofing Cost Considerations

Winter roof replacements typically cost 5 to 15 percent more than comparable summer projects. This reflects the additional labor time for careful cold weather material handling, the inefficiency of shorter daylight hours, potential delays from weather related scheduling changes, and snow removal if needed. Some contractors offer winter discounts to keep their crews working, which can offset part of the seasonal premium. It is worth asking about.

Choosing a Winter Roofing Contractor

Not every contractor has experience with winter installations. Choose a contractor who has a track record of winter work in Colorado, follows manufacturer guidelines for cold weather installation, uses temperature appropriate material handling practices, and monitors weather windows to schedule work during the most favorable conditions.

Gates Enterprises installs roofs year round across the Colorado Front Range. Our crews are trained in cold weather installation practices, and we schedule winter work during optimal temperature windows to ensure quality results. Our quadruple manufacturer certification from GAF, Owens Corning, CertainTeed, and Malarkey ensures that our winter installations meet the same quality standards as our summer work about Gates Enterprises.
