The homeowners who come through hail season with the least stress and the lowest out of pocket costs are not the lucky ones. They are the prepared ones.

This spring roof maintenance checklist covers everything you need to do right now, in March and early April, to make sure your home is ready. These are practical steps you can take this weekend, not vague advice. Some require a professional. Some you can handle yourself with a ladder and 30 minutes.

Why Spring Maintenance Matters More in Colorado

Most states deal with gradual roof aging. Shingles slowly wear down over 20 to 30 years, and homeowners replace them when they start showing their age. Colorado is different. Here, your roof faces two separate threats: normal aging AND repeated hail impacts that can shorten a roof's life dramatically.

A roof that looks fine in March could be totaled by June if a severe storm rolls through. But a roof that already has existing vulnerabilities, cracked shingles, worn flashing, clogged gutters, deteriorating pipe boots, is far more likely to suffer catastrophic damage from the same storm that a well maintained roof survives.

Spring maintenance is your chance to find and fix those vulnerabilities before Mother Nature exploits them. It is also your chance to document your roof's current condition, which becomes incredibly valuable if you need to file an insurance claim later in the season.

Your Spring Roof Inspection Checklist

Start with what you can see from the ground. You do not need to climb on the roof for the first pass. Grab your phone, walk the perimeter of your home, and look for these issues.

Check Your Shingles from the Ground

Stand back from your home and scan each visible slope of the roof. Look for shingles that are curling at the edges, buckling in the middle, or missing entirely. Dark patches where granules have worn away are another red flag. If you can see exposed fiberglass mat (bright white or light colored spots on dark shingles), that section of roof is already compromised.

Use binoculars if you have them. You would be surprised how much detail you can pick up from across the street on a clear day.

Missing or damaged shingles from winter wind events are common in Colorado. A few missing shingles can usually be repaired, but widespread damage across multiple slopes is a sign that your roof may need more than a patch job roof replacement.

Inspect Your Gutters and Downspouts

Clean your gutters. This sounds basic, but it is one of the most impactful things you can do before storm season. Gutters clogged with leaves, pine needles, and last fall's debris cannot handle the volume of water that comes with a severe thunderstorm. When gutters overflow during a storm, water backs up under your shingles and into your fascia boards, causing rot and interior water damage.

While you are cleaning, look inside the gutters for an excessive amount of granules. Those small, sand like particles are the protective coating from your shingles. Some granule loss is normal on any roof, but if your gutters are thick with granules, your shingles are deteriorating faster than they should.

Check that all downspouts are clear and directing water at least four feet away from your foundation. A simple downspout extension from the hardware store costs a few dollars and can prevent thousands in foundation issues.

Examine Flashing and Roof Penetrations

Flashing is the metal (usually aluminum or galvanized steel) installed where your roof meets a wall, around chimneys, in valleys, and around skylights. Flashing is the most common leak source on any roof, and Colorado's freeze and thaw cycles are brutal on flashing seals.

From the ground, look for flashing that appears lifted, bent, rusted, or separated from the surface it is supposed to seal against. Pay special attention to chimney flashing and any areas where the roof meets a vertical wall. If you can see gaps or daylight between the flashing and the roof surface, that is a problem waiting to happen.

Pipe boots are another critical area. These are the rubber or neoprene seals around the plumbing vent pipes that stick up through your roof. Pipe boots degrade in Colorado's UV environment faster than almost any other roof component. A cracked or split pipe boot will leak at the next rain, and it is one of the easiest and cheapest repairs a roofer can make. Catching it now saves you from dealing with water in your ceiling later.

Look for Signs of Animal or Pest Damage

Colorado's wildlife does not take the winter off from exploring your roof. Squirrels, raccoons, and birds can create entry points by chewing through fascia boards, pulling up flashing, or nesting in soffit vents. Walk around your home and look for chewed wood, displaced vent covers, nesting material, and droppings near your roofline.

Critters that get into your attic can damage insulation, chew on wiring, and create moisture problems. If you suspect animal entry, seal the entry points before storm season. A roofer or pest control professional can help identify and address the access points.

Check Your Attic from the Inside

If you have attic access, take a flashlight up there on a sunny day. Turn off any lights and look for pinpoints of daylight coming through the roof deck. Any light you see means water can get through the same path.

While you are up there, check for water stains on the underside of the decking or on the insulation. Look for mold, mildew, or musty odors. These are signs of moisture intrusion that may not be visible from outside.

Also check your attic ventilation. Proper ventilation is critical for roof longevity in Colorado. You should see clear soffit vents at the eaves and ridge vents or other exhaust vents at the peak. If soffit vents are blocked by insulation or debris, clear them. Poor ventilation traps heat and moisture in your attic, which accelerates shingle deterioration from below and can cause ice dams in winter.

Trim Trees and Remove Overhanging Branches

This is one of the most overlooked spring maintenance tasks, and it is one of the most important. Overhanging branches cause problems in two ways.

First, branches that rest on or scrape against your roof surface wear away the granule coating on your shingles every time the wind blows. Over a season, this accelerated wear creates weak spots that hail can exploit.

Second, branches become projectiles in severe weather. A dead branch that has been hanging over your roof all winter could come crashing down during the first major thunderstorm of the season. Colorado thunderstorms regularly produce wind gusts of 60 mph or more, which is more than enough to send a heavy branch through your roofing material.

Cut back any living branches within six feet of your roofline. Remove dead branches from any trees on your property, even those that do not overhang the roof directly. High winds can carry debris a surprising distance.

Schedule a Professional Roof Inspection

Everything above is what you can do yourself. But the most important item on this checklist requires a professional. Schedule a roof inspection before the end of April.

A qualified inspector will get on the roof and check things you simply cannot assess from the ground. First, if your inspector finds existing damage from last year's storms that you never claimed, you may still be within the filing window on your insurance policy. Discovering that damage in March gives you time to file. Discovering it in August after new damage complicates everything.

Second, a spring inspection creates a professional, timestamped record of your roof's condition before any 2026 storms. This before and after documentation is incredibly powerful when filing an insurance claim. Without it, insurance companies can argue that damage was pre-existing.

Get Your Insurance Ready Before the Storms

Your roof is only half of the preparation equation. Your insurance policy is the other half, and most homeowners do not think about it until they are standing in their living room watching water drip from the ceiling.

Review Your Deductible

Many Colorado homeowner policies have switched to percentage based deductibles for wind and hail damage. Instead of a flat $1,000 or $2,500 deductible, your policy may require you to pay 1 to 2 percent of your home's insured value. Understand ACV vs. RCV Coverage

Replacement Cost Value (RCV) policies pay to replace your roof with comparable new materials, minus your deductible. Actual Cash Value (ACV) policies pay the depreciated value, which accounts for the age and wear on your existing roof. The difference is enormous. A 15 year old roof on an ACV policy might only pay out 30 to 40 percent of what a replacement actually costs. If your policy is ACV, talk to your agent about upgrading to RCV before storm season if possible.

Check for Cosmetic Damage Exclusions

Some Colorado policies now include endorsements that exclude coverage for cosmetic only hail damage. This means if your roof is dented but not functionally compromised, the insurer could deny the claim. Know whether your policy has this exclusion. If it does, talk to your agent about removing it before storms start.

Document Your Roof's Current Condition

Take photos of your roof from every angle. Include close ups of shingles, flashing, gutters, and any soft metals around your property (AC unit, window trim, mailbox). Note the date on every photo.
